Where Market Street's Old Regulars Went, and Why Grogan's Mill Village Center Is Suddenly Busy

Market Street lost two of its longest-running restaurants between late January and mid-February 2026, and neither one left The Woodlands. Schilleci's New Orleans Kitchen moved to Research Forest Drive. Uni Sushi has signed for a space at Grogan's Mill Village Center, a few doors down from a Sichuan restaurant that opened this summer and across the plaza from a doughnut shop that opened last month.

That second address matters most. Since its rebuilt retail space reopened in June 2025, Grogan's Mill Village Center has been signing the kind of local names that used to anchor Market Street. Meanwhile, Market Street keeps signing national fashion labels. The independent restaurants and shops are spreading out into the villages, and Grogan's Mill is the place pulling the most of them in.

Two closings, two new addresses

FOX 26 Houston reported that both restaurants had been on Market Street for about 15 years. The station framed their exits as part of a broader 2026 change in the center's tenant mix. In the same story, Trademark Property Company, which manages Market Street, called the change a deliberate "evolution" to "refine the mix," citing a December 3, 2025 press release. FOX 26 also reported the center remains nearly 95% occupied.

Here is where each one went:

Restaurant Last day on Market Street New address Status this fall
Schilleci's New Orleans Kitchen Feb. 14, 2026 2501 Research Forest Dr., Suite B Reopened April 6, 2026
Uni Sushi Jan. 23, 2026, from Suite 860 7 Switchbud Pl., Suite 190, Grogan's Mill Village Center Scheduled to open in 2027

Regulars won't have to relearn the menu at Schilleci's. Community Impact reported that the core menu stayed the same. The restaurant also added a dedicated lunch menu, a happy-hour menu with drink specials and small bites, and a private dining room that seats 25. According to Woodlands Online, the Research Forest location opens at 11 a.m. daily. It closes at 9 p.m. Sunday through Thursday and at 10 p.m. on Friday and Saturday, and reservations go through (281) 800-8782 or schillecis.com.

Uni will take longer, and it is coming back bigger. Hello Woodlands published the Howard Hughes Communities announcement on June 29. The new restaurant will cover about 3,500 square feet, seat roughly 230 to 250 guests indoors and add a covered patio. Owners Angel Barragan and Rosie Izaguirre are leading the return. The owners also told Community Impact that Uni has no connection to any other sushi restaurant in The Woodlands. That matters if you've been wondering whether a similar name somewhere else is the same kitchen.

Grogan's Mill was rebuilt before the tenants arrived

Uni's choice of Grogan's Mill makes more sense once you know what happened there first. Howard Hughes and Montgomery County carried out a $16.5 million revitalization of the village center. It covered foundation repairs, structural improvements and new patio space, and the redeveloped retail portion held its ribbon cutting on June 25, 2025. Community Impact described that retail work as the first phase of a larger plan that included a library and community center.

The second piece opened on September 2, 2025: the Kevin Brady Library and Community Center, run by the Montgomery County Memorial Library System. The center now pairs a public library and community center with repaired storefronts and new patio space.

The fill-in, in order

Here are the openings since the ribbon cutting, in order. Two of the four serve food, and Uni will make it three.

  1. Plush Nail Bar opened Dec. 17, 2025, at 2230 Buckthorne Place, Suite 101.
  2. Suna Studio soft-opened Jan. 26, 2026, at 2230 Buckthorne Place, Suite 170.
  3. Cooking Girl, a Sichuan restaurant, soft-opened Aug. 10, 2026, at 7 Switchbud Place, Suite 194, after an original spring target.
  4. Yonutz, selling doughnuts, ice cream and milkshakes, opened Sept. 14, 2026, at 2230 Buckthorne Place, Suite 150.

The suite numbers show how tight the cluster is. Cooking Girl is in Suite 194 on Switchbud Place, and Uni's future home is Suite 190 in the same building row. After Uni opens in 2027, Grogan's Mill will have two full-service restaurants a few doors apart, with Yonutz around the corner for dessert.

What is still on the way

Two more Grogan's Mill arrivals are in progress. Don't put either on the calendar yet.

  • Turquoise Wine Bar, 2230 Buckthorne Place. In May, Community Impact reported that the owner was aiming for "late September or early October." That window has passed. The bar's Woodlands location page still says "coming soon" and gives no date.
  • Daniel & Co. Fine Jewelry & Watches, 2260 Buckthorne Place. A Texas Department of Licensing and Regulation project filing lists a construction start of Aug. 3, 2026, and a completion date of Jan. 30, 2027. Those are construction dates, not an announced opening. The jeweler's own site lists Bellaire, Conroe and Kim Chung locations, with The Woodlands not yet among them.

Put those two together with Uni and you get a winter and spring when Grogan's Mill keeps adding names. Market Street is moving the other way.

Meanwhile, on Six Pines Drive

Market Street's 2026 additions are mostly national apparel and lifestyle labels. Le Labo joined the "newly opened" list by late January, according to Woodlands Online. Two more women's fashion brands have work underway:

  • Alice + Olivia is planned for 9595 Six Pines Drive, Suite 980. A TDLR filing puts the end of construction in December, and no opening date has been announced.
  • Varley is planned for Suite 830. Construction is expected to start in November and wrap in May, and the opening date is still to be determined.

Not every local name has left. Golden Gray Boutique, which sells women's clothing, shoes, accessories and purses, stayed and moved within the center on Sept. 12 to 9595 Six Pines Drive, Suite 950. That puts it a few doors from Alice + Olivia's future space. The FOX 26 story also listed Gucci and David Yurman as examples of the luxury direction. Gucci has been there since its official opening on Jan. 27, 2023, so it isn't part of this year's wave.

Market Street in Lights runs from mid-November through Dec. 31, with a three-minute show every hour from 5:30 to 9:30 p.m. The center's Sing-Off is listed for 6:30 p.m. on Thursday, Dec. 10. For the holiday season, Market Street is still the place in The Woodlands for evening shows. For a weeknight dinner at the departed favorites and their new neighbors, the addresses to remember are 2501 Research Forest Drive, 7 Switchbud Place and 2230 Buckthorne Place.
